Frequently asked questions about property financing in Spain

Here are the answers to the questions we are asked most often about our service.

Alveo Finance: who are we?

General

What is Alveo Finance?

A mortgage brokerage firm based in Valencia, accredited by the Banco de España, specialising in supporting international buyers in Spain.

Are you regulated?

Yes. Alveo Finance is officially registered with and accredited by the Banco de España, a guarantee of regulatory compliance and transparency in all our practices.

How much does your service cost?

The first video call is free and without obligation. After that, a €500 processing fee, charged only once your application has been pre-approved, then a success fee: 1.15% of the amount financed, with a minimum of €3,490, payable when you accept the loan offer.

Where are you based?

Calle Purísima 5, 33, in Valencia. We work throughout Spain, including the Balearic and Canary Islands.

Your mortgage: rate, deposit and term

Financing & rates

What interest rate can I expect in Spain?

In October 2026, fixed rates range from 2.8% to 3.5% depending on the term and the profile. Thanks to our preferential agreements, our clients obtain up to -0.3 pt compared with the standard offer.

Fixed, variable or mixed: which should I choose?

A fixed rate secures your monthly payment, a variable rate follows the Euribor and a mixed rate combines the two. The right choice depends on how long you plan to keep the property and on your risk tolerance; our comparison tool points you in the right direction in 30 seconds.

How much deposit should I plan for?

Allow around 20% of the price for a resident and 30% to 40% for a non-resident, plus purchase costs (7% to 12% depending on the region).

Can I get my financing approved before I have found a property?

Yes, and we recommend it. We assess your borrowing capacity and the feasibility of your application upfront: you know what budget to aim for and you negotiate with the seller from a position of strength.

What loan term can I get?

Up to 30 years at most banks, with an age limit generally set at 75 at the end of the loan.

Can I repay early?

Yes. Early repayment penalties are strictly regulated by Spanish law (Ley 5/2019) and can often be negotiated down.

Borrowing in Spain without living there

Non-residents

Can I get a mortgage in Spain as a non-resident?

Yes. Spanish banks lend to non-residents, up to 75% of the purchase price (up to 80-90% for a resident). We structure your application to maximise your chances and your terms.

Why not go through my bank at home?

You can, but it will usually ask for a guarantee on a property in your home country or a pledge on your savings. A Spanish bank takes a mortgage directly on the property you are buying. We compare both options with you during the first call, free of charge.

How much deposit do I need to buy as a non-resident?

You will generally need a personal deposit of 30% to 40% of the property price, excluding purchase costs. Some banks go lower for very strong profiles.

Can I finance a purchase with income earned abroad?

Yes, provided you supply a translation and a suitable presentation of your proof of income. Our network of multilingual bankers reviews international profiles directly, with no intermediary.

Do I need an NIE to get financing?

The NIE is essential for any property transaction in Spain, including opening a loan application. Apply for it at the very start of your project.

Do you work with all nationalities?

We work with clients of many nationalities, with particular expertise in French-speaking and English-speaking profiles: France, Belgium, Switzerland, Luxembourg, Andorra, Quebec, UK, USA, Australia.

Documents and the steps of your application

Documents & procedures

What documents do I need to provide for my loan application?

ID and NIE, proof of income (payslips or financial statements), tax assessments, bank statements and the preliminary sale agreement. We give you a personalised checklist.

How long does a financing application take?

Allow 4 to 8 weeks in general between the first simulation and the bank's firm approval.

What is the tasación?

It is the official valuation of the property, carried out by an approved valuer and required for any mortgage. We order and coordinate it for you.

What are arras?

The arras contract is the Spanish preliminary sale agreement, with an upfront payment of around 10%. It binds both parties; we make sure it is drafted correctly and its deadlines are secure.

The costs to plan for your purchase

Costs & tax

What costs should I budget for on top of the purchase price?

ITP (6% to 10% depending on the region) or VAT on new builds, plus notary and land registry fees (~1.5%). In total, allow 8% to 12% of the property price.

What is ITP?

The property transfer tax, due on any purchase of a resale property. Its rate varies by autonomous community: 6% in Madrid and 10% in the Valencian Community, for example.

How is rental income taxed if I let my property as a non-resident?

Rental income is subject to IRNR. EU residents can deduct expenses; outside the EU, tax is charged on gross income. Our tax lawyer will advise you.

Is insurance mandatory?

Banks require home insurance. Life insurance is not mandatory, but it often earns a rate discount; we work out whether the trade-off is really worth it.
